Residential

Electrical work on houses that have already been worked on.

Panels, meters, troubleshooting, renovation wiring and the storm damage that does not wait for Monday. Across Caldwell, Bryan, College Station and the rest of the Brazos Valley.

Chapter 01

Older houses carry decades of other people's work.

The housing stock around Caldwell and the wider Brazos Valley has been added to, re-roofed, extended and part-rewired by a lot of different people over a lot of years, to whatever standard was normal at the time. Some of it was permitted. Some of it was not. Very little of it was documented.

That is why we look before we price. Working out what is genuinely in the walls, which circuits are actually carrying what, and which of the previous fixes are load bearing is most of the job on a house of any age. A quote written before that is a guess with a number on it.

It also means we would rather tell you the awkward version early. If a job opens up into something larger once a panel cover comes off, you hear about it at that moment, not in a revised invoice.

Panel and meter upgrades, when the house has outgrown its service.

The usual reasons a panel changeout comes up are ordinary ones. A home office that did not exist when the house was built. A kitchen that now runs several things at once. An EV that needs somewhere to charge. Sometimes it is simply a panel with no room left in it, or a fuse box that was never going to be permanent.

The signs are easy to spot from the inside: breakers tripping under normal load, lights dimming when something large starts up, or an electrician telling you there is nowhere left to land a new circuit.

What the visit establishes is whether the existing service can carry what you want to add, and if it cannot, what size it needs to be instead. Occasionally the honest answer is that a full upgrade is not needed and something smaller solves it, and we would rather say that than sell the bigger job.

Chapter 03

Troubleshooting is diagnosis, not swapping parts until it stops.

A breaker that trips, a circuit that is dead, a light that flickers on its own, or service wires torn by a limb in a storm. All of those have a cause, and finding it is the work. Replacing components until the symptom disappears is how a fault comes back six weeks later.

Weathered and worn systems are the common case here rather than the exception, and older properties tend to hide their history in junction boxes nobody has opened in twenty years.

We also take emergency calls around the clock. On service and meter damage that means coordinating directly with city officials and with the utility company, because on that kind of work nobody gets to proceed alone.

The permit is ours to pull, not yours to chase.

Permits and inspections are filed and managed in house, from the application through to final approval. You should not have to chase paperwork on your own electrical work.

There is a second reason it matters beyond convenience. An inspector signing the job off is independent confirmation the work was done to code, by somebody with no stake in telling you it was fine. On a house you may sell one day, that record is worth having.

Estimates are free and often same day. The office is open Mon-Fri 8am-4:30pm, and emergency calls are taken outside those hours.
